At Caerleon we offer a range of letting and management services (as set out below) that can be tailored to meet your individual needs, whether you are a private home owner, an investment landlord or a corporate property company:-

 

All services include marketing, advertising and conducting viewings at the property.

 

Full Management

 

This service includes:-

 

  1. Accompanying Prospective Tenants to the Property
  2. Vetting of Tenants
  3. Collection of Rent and Security Deposit
  4. Monthly Financial Statements
  5. Quarterly Property Inspections
  6. Dealing with Gas, Electricity, Water Rates and local Council
  7. Dealing with all maintenance problems, as instructed
  8. Preparation and execution of the Tenancy Agreement
  9. Preparation of Inventory and Schedule of Condition of the property prior to letting
  10. Checking in and out of Tenants

 

Tenant Introduction and Rental Collection

 

This service includes paragraphs 1, 2, 3, 4, 6, 8, 9 and 10 above and is more appropriate for those Landlords who like to handle their own repairs/maintenance.

 

Tenant Introduction Only

(Only recommended if you have considerable property management experience)

 

This service includes paragraphs 1; 2; 3 and 4, insofar as they relate to the first month’s rent; 6; 8; 9 and 10, insofar as it relates to the checking in.  After the tenant has moved in, the first month’s rent (less deductions), plus the security deposit and counterpart tenancy agreement will be forwarded to you to take over from there and we will advise the tenant that all further dealings are to be with you.

 

Rents

 

All rents, once collected, are paid direct to your chosen bank account from ours.  We aim to do so within 7 working days of receipt but funds are usually transferred immediately upon receipt, which means the monies should be with you within 2 working days.

 

Referencing

 

All our referencing and vetting of tenants is outsourced to Homelet which means you have the added advantage of rent guarantee insurance*, if you so wish.

We are happy to confirm, due to popular demand, we have decided to extend our October 2007 anniversary offer for the New Year.  As such, we are currently offering our full management service at the reduced rate of 5% on all new instructions received in 2008.  This rate will apply for the first 6 months and will revert to our highly competitive standard rate thereafter.  It will apply to each and every new property instruction that we receive.

We specialise in Corporate Landlords management and multi-property portfolio management.  As such, we offer reduced rates for instructions for 2 to 5 properties and further reductions for instructions on 6 properties or over.
